Become A Property InvestorWhat is required to be an Investor in your Network?In order to be an Investor in our Network, you must first of course have the finances to invest. In most cases this means that you currently have cash, a line of credit, or pre-approved bank financing to cover the purchase of a median-priced home in your area. If you do not personally have these resources, you may still join the Network as a Locator Member but not as an Investor. Can I be an Investor and a Locator in the Network at the same time?No, you cannot be on both sides of the Network simultaneously. If you are already a Locator Member, once you complete your first deal you may switch your status in the Network to an Investor Member as long as you meet the requirements above. How can I become an Investor in your Network?There are only two ways to get involved with the Ameraco Network as a Private Investor. For your first option, you may register as a "Paid Investor." Paid Investors receive notification of GLA deals in the areas they have specified (either via email or by phone) 72 hours before Non-Paid Investors. As you know, the better the deal, the quicker it may be purchased by someone else. Many times profiting from a good deal is directly related with how quickly you were provided the information. Paid Investors must register by calling our corporate offices Monday through Saturday, from 9am to 9pm EST. Your second option is to register as a "Non-Paid Investor" by filling out the simple form at the bottom of this page. You also will be notified (either via email or by phone) of deals in the areas you specify. In order to be placed in our database as a Non-Paid Investor, each field is required to be completely filled out including your full name, a contact telephone number, and an email address. What is a GLA?GLA stands for "Green Light Acquisition." A GLA is a good deal, one that meets Ameraco's GLA criteria. Our Locator Members may only submit deals that have a minimum equity of 30% below its Fair Market Value (FMV) on For-Sale-By-Owner's (FSBOS) and Pre-Foreclosures, and 40% below FMV on Foreclosures and Bank Owned (REOS) properties. This percentage reflects the deals value after it has been repaired for resale. This is know as After Repaired Value (ARV). This number is based solely on recently sold comparable homes that are equal to the subject property's value once it has been made market ready. As an Investor in the Network, what information will I be provided with on each deal?Both Paid and Non-Paid Investors will be provided with the Locator's contact information and the basic gross profit potential of the deal. Once you contact the Locator, he or she will provide you with any further up-to-date information available on their GLA Property. Each Deal Submission is Required to Have:
